Before enclosing the terrace: what we check
In 1960s to 80s flats in areas such as Nucli Històric, Barri del Pi and Sant Sebastià, the enclosure usually sits on the existing balustrade. We check it is firm and well anchored; if not, we replace it with a profile or low wall that can carry the enclosure's weight.
Water gets the most attention: in areas such as La Galbanya, Les Oliveres and Les Cases del Tint the bottom track has drainage outlets to the outside and a sill, and the perimeter is sealed against driving rain. Before finishing we wet the enclosure and check that nothing gets through.
