- Façade joint sealing
Façade joint sealing at height to keep the water out.
We remove old sealant and reseal expansion joints, panel joints and window perimeters with elastic sealant, working on ropes with no scaffolding, to stop leaks.
5/5 · Google reviewsWhen do the joints need sealing?
- Damp inside next to the façade
- Cracked or detached sealant
- Open joints between panels
- Water getting in around windows
What joint sealing includes
-
Joint-by-joint inspection
Working from the ropes, we find cracks, debonding and empty joints.
-
Removing old sealant
We cut out and clean the old sealant until the edges are sound.
-
Backer rod
A foam rod gives the sealant the right depth.
-
Primer
Primer on the edges so the sealant bonds properly to the substrate.
-
Elastic sealant
Polyurethane or MS polymer that moves with the façade.
-
Window and panel joints
Window perimeters, expansion joints and junctions between panels.
How we seal the joints
We inspect the façade and any damp areas inside to locate the failing joints. From there we prepare a detailed written quote.
The team works down in vertical drops: cutting out the old sealant, cleaning the edges, fitting the backer rod, priming and applying new sealant, tooled smooth and flush.
When we finish, we check every joint, remove sealant offcuts and leave the façade and pavement clean.

Frequently asked questions
01Which sealant do you use for façade joints?
Elastic polyurethane or MS polymer sealants, suitable for exterior use and paintable. We choose according to the façade material and the movement the joint has to absorb.
02Can you seal just the area where water gets in?
Yes. If the problem is localised, we seal the affected vertical drop. During the visit we also check nearby joints, as they are usually the same age and equally worn.
03Why not just apply new sealant over the old?
Because new sealant does not bond well to old sealant or dust. The old one has to be removed, the edges cleaned, a backer rod fitted and primer applied; that way the joint can move without opening again.
04How much does a complete renovation cost?
There is no single price. The estimate depends on the condition and size of the home, the scope of the project, materials and work required. Tell us your idea so we can assess your specific case.
05How long does a renovation take?
It depends on the type of home, the scope of the work and the project's constraints. Once we have studied the renovation, we can give you a more accurate estimate.
06Can a home be renovated while people still live in it?
It depends on the scope, estimated duration and condition of the home. When we study the project, we will assess whether it is feasible and what precautions or alternatives should be considered.
07How can I request an estimate?
Choose what you want to renovate, tell us whether the work is partial or complete, and leave your name, phone number and email. This lets us provide initial guidance. You can also write to us directly on WhatsApp.
