How we reseal façade joints in Martorell
In 1960s to 80s blocks in areas such as La Vila, La Mina and Rosanes, expansion joints and precast panel joints usually still have their original sealant. When damp shows inside, we cut that seal out and redo it drop by drop.
On each joint in buildings in areas such as El Pla, Camí Fondo and Buenos Aires, we cut out the old sealant with a blade, clean the edges back to a sound surface and check the joint is dry. New sealant will not bond to dust or old residue.

04Why not just apply new sealant over the old?
Because new sealant does not bond well to old sealant or dust. The old one has to be removed, the edges cleaned, a backer rod fitted and primer applied; that way the joint can move without opening again.
