What changes in a properly converted basement
In early 20th-century buildings in areas such as El Raval, El Barri Gòtic and La Barceloneta we find basements with brick vaults and thick walls that draw up water by capillary action. Rather than simply covering the wall, we combine breathable mortars with mechanical ventilation that removes the moisture.
Where water gets in, in basements in areas such as La Dreta de l'Eixample, L'Antiga Esquerra de l'Eixample and Sant Antoni we cut a perimeter channel under the slab leading to a sump with a pump and non-return valve. On the walls we fit a cavity drain membrane and a lining set away from the masonry.
We take rubble out in sacks, protect the route through the house and leave the basement clean with the ventilation tested. We convert basements nearby too: L'Hospitalet de Llobregat, Esplugues de Llobregat and Sant Cugat del Vallès.

Frequently asked questions
01Basement renovation in Barcelona: which areas do you cover?
We do this work in Barcelona, in areas such as El Raval, El Barri Gòtic, La Barceloneta, Sant Pere, Santa Caterina i la Ribera, La Dreta de l'Eixample, L'Antiga Esquerra de l'Eixample and Sant Antoni, and also nearby: L'Hospitalet de Llobregat, Esplugues de Llobregat and Sant Cugat del Vallès. Before starting we visit the property and prepare a detailed written quote.
02Does the damp need fixing before the basement is fitted out?
Always. First we find out whether the water comes from the ground, a leak or condensation, and apply the right solution. Skip that step and the finishes will end up damaged.
03Can a basement be used as a bedroom?
For habitable use the CTE requires daylight, ventilation and a minimum ceiling height, and local planning must allow it. We check this on the visit; if it isn't possible, we suggest uses such as a gym, wine cellar or play area.
