From loft to room: how we go about it
In the old village houses and villas still found in areas such as El Raval, El Barri Gòtic and La Barceloneta attics have very uneven heights and a steep staircase. We measure the usable headroom point by point and plan the layout so the low areas are given over to storage.
For insulation, in houses in areas such as La Dreta de l'Eixample, L'Antiga Esquerra de l'Eixample and Sant Antoni we choose between mineral wool between the rafters, rigid boards below them or a mix of both, depending on how much headroom can be given up. We close it with a vapour barrier and plasterboard or timber lining.
The itemised quote follows the visit; while the work is under way we protect the stairs and floors and clear debris every day. We also renovate attics nearby: L'Hospitalet de Llobregat, Esplugues de Llobregat and Sant Cugat del Vallès.

02Can timber beams be treated without removing them?
In most cases, yes. If the core of the timber is sound, we treat it for woodworm and fungi and reinforce the weak members. We only replace those that have lost load-bearing capacity.
03How do you keep an attic cool?
With good roof insulation, cross ventilation between roof windows and solar shading on them. On the visit we check how much insulation your roof can take.
04What headroom does an attic need to count as habitable?
The CTE and local by-laws set minimum heights for living areas. We measure the attic and show you which floor area counts as habitable and which is better used for storage.
