What joint sealing includes
-
Joint-by-joint inspection
Working from the ropes, we find cracks, debonding and empty joints.
-
Removing old sealant
We cut out and clean the old sealant until the edges are sound.
-
Backer rod
A foam rod gives the sealant the right depth.
-
Primer
Primer on the edges so the sealant bonds properly to the substrate.
-
Elastic sealant
Polyurethane or MS polymer that moves with the façade.
-
Window and panel joints
Window perimeters, expansion joints and junctions between panels.
Old sealant, new joint: what we check at height
In areas such as Sants, Sants - Badal and Hostafrancs, when a flat's windows are replaced the outer perimeter is often left unsealed or with bare foam showing. We work on ropes, lightwells included, and let the neighbours on each vertical drop know before we descend.
Before sealing on buildings in areas such as La Bordeta and La Font de la Guatlla, we prime the edges to suit the substrate: concrete, stone, aluminium or PVC. Then we gun in the sealant, tool it smooth and peel off the masking tape.
Over 20 years in building repair: a visit, a written quote and clean work, joint by joint. We serve other areas close by as well: Eixample, Les Corts and Ciutat Vella.

Frequently asked questions
01Façade joint sealing at height in Sants-Montjuïc: which areas do you cover?
We work in Sants-Montjuïc in areas such as Sants, Sants - Badal, Hostafrancs, La Bordeta, La Font de la Guatlla, El Poble-sec, La Marina de Port and La Marina del Prat Vermell, and also nearby: Eixample, Les Corts and Ciutat Vella.
02Which sealant do you use for façade joints?
Elastic polyurethane or MS polymer sealants, suitable for exterior use and paintable. We choose according to the façade material and the movement the joint has to absorb.
03Can you seal just the area where water gets in?
Yes. If the problem is localised, we seal the affected vertical drop. During the visit we also check nearby joints, as they are usually the same age and equally worn.
04Why not just apply new sealant over the old?
Because new sealant does not bond well to old sealant or dust. The old one has to be removed, the edges cleaned, a backer rod fitted and primer applied; that way the joint can move without opening again.
