When does a façade need making safe?

  • Pieces have fallen onto the pavement
  • Render that bulges or sounds hollow
  • Balcony edges with exposed steel
  • Defects flagged in an inspection report

What making the façade safe includes

  • Rope access inspection

We survey the façade section by section and tap the render to find hollow areas.

  • Removing loose pieces

We take down render, cornice fragments or tiles that could fall to the street.

  • Protecting the pavement

We cordon off the area and fit netting where needed while we work.

  • Treating reinforcement

We clean off rust and passivate the steel in balcony edges and slab fronts.

  • Rebuilding

We restore the original shape with repair mortar, respecting mouldings and edges.

  • Matching finish

Paint or render in the same shade so the repair blends in.

Balconies, cornices and render: where the damage starts

In early 20th-century buildings in areas such as El Clot and El Camp de l'Arpa del Clot, cracked mortar cornices and mouldings are common, as are balconies whose slabs rest on rusting steel sections. We work suspended from the roof, without filling narrow streets with scaffolding.

On balconies in areas such as El Poblenou, El Parc i la Llacuna del Poblenou and La Vila Olímpica del Poblenou, we break out damaged concrete to expose the steel, wire-brush it, apply a passivating coat and add new bars where it has lost section. Then we rebuild the edge with repair mortar and a drip.

A site manager coordinates the rope access team with the residents and, when we finish, we clear the rubble and leave the pavement clean. We work in the surrounding areas too: Ciutat Vella, Eixample and Sant Andreu.

Frequently asked questions

01

Making safe loose façade elements in Sant Martí: which areas do you cover?

We do this work in Sant Martí, in areas such as El Clot, El Camp de l'Arpa del Clot, El Poblenou, El Parc i la Llacuna del Poblenou, La Vila Olímpica del Poblenou, Diagonal Mar i el Front Marítim del Poblenou, Provençals del Poblenou and Sant Martí de Provençals, and also nearby: Ciutat Vella, Eixample and Sant Andreu. Before starting we visit the property and prepare a detailed written quote.

02

A piece of the façade has already fallen. What should we do first?

Cordon off the area below and contact us. Our first step is to remove the remaining loose pieces to eliminate the risk; the permanent repair is then set out in the quote.

03

Is scaffolding needed?

On most façades, no. We use rope access, working on twin ropes from the roof, so the pavement is not taken up by structures and windows are not covered.

04

Can you carry out the repairs listed in an inspection report?

Yes. With the building inspection report in hand, we check each point on the façade and quote for each repair item separately.
