Basement renovation in Les Corts: what we check first
In early 20th-century buildings in areas such as Les Corts and La Maternitat i Sant Ramon we find basements with brick vaults and thick walls that draw up water by capillary action. Rather than simply covering the wall, we combine breathable mortars with mechanical ventilation that removes the moisture.
In basements in areas such as Pedralbes and Zona Universitària we start by measuring moisture in the walls and slab to see whether water comes from the ground, a leak or condensation. We then apply waterproof mortar on the inner face and form a fillet where wall meets floor.
We take rubble out in sacks, protect the route through the house and leave the basement clean with the ventilation tested. We convert basements nearby too: Sarrià-Sant Gervasi, Sants-Montjuïc and Eixample.

Frequently asked questions
01Basement renovation in Les Corts: which areas do you cover?
We work in Les Corts in areas such as Les Corts, La Maternitat i Sant Ramon, Pedralbes and Zona Universitària, and also nearby: Sarrià-Sant Gervasi, Sants-Montjuïc and Eixample.
02Does the damp need fixing before the basement is fitted out?
Always. First we find out whether the water comes from the ground, a leak or condensation, and apply the right solution. Skip that step and the finishes will end up damaged.
03Can a basement be used as a bedroom?
For habitable use the CTE requires daylight, ventilation and a minimum ceiling height, and local planning must allow it. We check this on the visit; if it isn't possible, we suggest uses such as a gym, wine cellar or play area.
