Bathroom with a shower tray and black-framed screen

Bathroom ventilation in the Eixample.

In the Eixample we sort out windowless bathrooms and those with a small window that never dry: fan, duct and air supply planned together.

When does a bathroom need better ventilation?

  • The mirror stays steamed up
  • Mould on the ceiling and grout
  • A musty smell that lingers
  • Internal bathroom with no window

What bathroom ventilation includes

  • Duct inspection

We check the existing shared shaft or duct and whether it actually draws air.

  • Quiet extractor fan

A low-noise unit with airflow matched to the size of the bathroom.

  • Timer or humidistat

Runs on after the light goes off, or starts by itself when humidity rises.

  • Ducted outside

Ducting to the façade, light well or roof when there is no usable shaft.

  • Electrical connection

A protected supply kept out of the wet zones, in line with the REBT.

  • Air inlet

A gap under the door or a grille so fresh air can actually come in.

Bathrooms in the Eixample: why the steam and mould stay

In older buildings in areas such as La Dreta de l'Eixample and L'Antiga Esquerra de l'Eixample, many bathrooms are internal or have only a small window onto the light well, which also lets in smells from other flats. We fit a fan with a backdraught shutter that removes the steam and keeps the neighbours' air out.

For ducting in bathrooms in areas such as La Nova Esquerra de l'Eixample and Sant Antoni, we use smooth rigid pipe rather than corrugated flexible hose, on the shortest route through the false ceiling and with a slight fall outwards so condensation does not run back into the fan.

A site manager coordinates electrician and installer when the false ceiling or façade has to be opened, and we leave everything tidy and clean. We also cover nearby areas: Gràcia, Sant Martí and Ciutat Vella.

Frequently asked questions

01

Bathroom ventilation in the Eixample: which areas do you cover?

We work in the Eixample in areas such as La Dreta de l'Eixample, L'Antiga Esquerra de l'Eixample, La Nova Esquerra de l'Eixample, Sant Antoni, La Sagrada Família and El Fort Pienc, and also nearby: Gràcia, Sant Martí and Ciutat Vella.

02

Can the bathroom fan share the kitchen extract duct?

No. Each needs its own duct: sharing one lets cooking fumes and smells into the bathroom, and the CTE (DB HS 3) rules it out.

03

Timer or humidity sensor: which is more suitable?

A timer is simple and enough for most bathrooms. A humidistat suits internal or heavily used bathrooms, as it only kicks in when there is steam.

04

What if the building's shared shaft does not draw?

We check whether it is blocked or shared with other flats. Sometimes the right fan is enough; if not, we look at a dedicated outlet to the façade or light well.
