Attics in the Eixample: what we find under the roof
In older buildings in areas such as La Dreta de l'Eixample and L'Antiga Esquerra de l'Eixample the attic is often part of a top-floor flat or duplex, with exposed timber beams and an uninsulated clay-tile roof. Before designing anything we check the condition of the timber and where rain could get in.
For insulation, in houses in areas such as La Nova Esquerra de l'Eixample and Sant Antoni we choose between mineral wool between the rafters, rigid boards below them or a mix of both, depending on how much headroom can be given up. We close it with a vapour barrier and plasterboard or timber lining.

With good roof insulation, cross ventilation between roof windows and solar shading on them. On the visit we check how much insulation your roof can take.
04What headroom does an attic need to count as habitable?
The CTE and local by-laws set minimum heights for living areas. We measure the attic and show you which floor area counts as habitable and which is better used for storage.
