Façade joints in Badalona: where the water gets in
On houses on residential estates in areas such as Dalt la Vila, Centre and Progrés, the joints that fail most are around large windows, terraces and wall-to-slab junctions. We check each one and remake it with backer rod and elastic sealant.
On each joint in buildings in areas such as Sant Roc, Artigues and El Gorg, we cut out the old sealant with a blade, clean the edges back to a sound surface and check the joint is dry. New sealant will not bond to dust or old residue.

03Can you seal just the area where water gets in?
Yes. If the problem is localised, we seal the affected vertical drop. During the visit we also check nearby joints, as they are usually the same age and equally worn.
04Why not just apply new sealant over the old?
Because new sealant does not bond well to old sealant or dust. The old one has to be removed, the edges cleaned, a backer rod fitted and primer applied; that way the joint can move without opening again.
