When does a façade need painting?

  • Colour faded by the sun
  • Damp patches or green algae
  • Paint coming away
  • Façade darkened by grime

What the façade painting includes

  • Access to the façade

Scaffolding or rope access, with the pavement and balconies protected.

  • Pressure washing

We remove dirt, algae and loose paint before painting.

  • Render repairs

We open up and seal cracks and replace mortar in damaged areas.

  • Breathable paint

Exterior masonry paint that repels water, lets vapour out and resists UV.

  • Edges, eaves and railings

Finishing on mouldings, eaves, grilles and balcony railings.

  • Removal and clean-up

We take down the scaffolding, clean the area and check every section.

What we check on a façade before painting it

In areas such as Centre and Can Magarola, where winters can be cold, frost widens small cracks and water gets into the render. We choose elastic paints for the most exposed sections and never paint onto a wet wall or with frost forecast.

For houses and residential buildings in areas such as Alella Parc, Can Sorts and Nova Alella the paint depends on the substrate: silicate on mineral render, siloxane where there is damp, acrylic over earlier plastic paints. That way the wall breathes and no blisters appear.

A site manager coordinates the scaffolding or rope access, and at the end we remove protection and clean the pavement and balconies. We also work nearby: El Masnou, Teià and Tiana.

Frequently asked questions

01

Façade painting in Alella: which areas do you cover?

We work in Alella in areas such as Centre, Can Magarola, Alella Parc, Can Sorts, Nova Alella and El Solell, and also nearby: El Masnou, Teià and Tiana.

02

What paint do you use on façades?

Usually silicate, siloxane or acrylic exterior paint, depending on the substrate. It must be breathable so moisture in the wall can escape without causing blisters.

03

Is scaffolding needed to paint a façade?

It depends on the height and access. Low houses only need a scaffold tower or a platform; for buildings with lightwells or on narrow streets we often use rope access.

04

Can the residents' community choose the colour?

Yes. We apply samples on the façade itself so residents can see them in real light. It is worth checking whether the town council sets colours for that area.
